The Complete Off-Plan Mortgage Guide
Developer payment plan vs bank mortgage
Most off-plan purchases in Dubai are funded via the developer's construction-linked payment plan — instalments tied to build milestones (e.g., 10% on booking, 10% at foundation, etc.). Bank mortgages are not typically available until 50–75% of construction is complete, because the bank needs a physical asset to value. The smartest strategy is to use the developer payment plan during construction, then refinance to a bank mortgage at handover when you can access up to 75% LTV — significantly reducing your cash outlay at the most expensive point.
Getting a handover mortgage right
The critical window is 6–9 months before your expected handover date. This is when you should apply for mortgage pre-approval, so the funds are ready when the developer calls for the final payment (typically 30–40% of the purchase price). Banks require a RERA-registered development and will conduct a formal valuation. If the market has moved since you purchased, the bank will lend against the current valuation — which could be higher than your original price, meaning less cash out of pocket. Loanex monitors your timeline and initiates the process at the right moment.
What documents you need for an off-plan mortgage
You will need: your Sale and Purchase Agreement (SPA) from the developer, proof of all instalments paid (receipts/NOC from developer), 3 months payslips, 6 months bank statements, passport + UAE visa copy, and the developer's RERA registration certificate. For under-construction properties, the bank will also require an Oqood (developer registration at DLD). Loanex coordinates directly with the developer's sales team to collect what is needed on your behalf.
