The Complete Non-Resident Mortgage Guide

1

Can you really buy Dubai property from abroad?

Yes — and it is more common than you might think. Dubai's real estate market is one of the few globally where non-residents have clear legal property rights in designated freehold areas: Downtown Dubai, Dubai Marina, Palm Jumeirah, JVC, Business Bay, and many more. Ownership is registered with the Dubai Land Department and is fully legally protected. You do not need to be physically present for most of the process — we can manage document collection and even represent you at the DLD with a Power of Attorney.

2

What mortgage terms can non-residents expect?

The UAE Central Bank caps non-resident LTV at 50%, so you need at least a 50% down payment plus purchase costs (4% DLD fee, 2% agency fee, bank arrangement fee of 0.25–1%). Rates for non-residents are slightly higher than for residents, typically 0.25–0.5% above resident rates, because banks price in the additional risk. Maximum loan term is usually 25 years, reducing based on the age of the youngest applicant. Not all UAE banks lend to non-residents — Loanex knows exactly which lenders are currently active in this segment.

Documents and the remote process

Required documents: certified passport copy, last 6 months bank statements (from your home country), salary certificate or employment contract (for employed applicants), 2 years audited accounts (for self-employed), and proof of address. All documents are submitted digitally. Loanex coordinates with your selected bank and the developer or seller to manage the timeline. From first contact to mortgage offer typically takes 4–6 weeks. Transfer at the DLD can be done remotely with a UAE-notarised Power of Attorney.
