The Complete Abu Dhabi Mortgage Guide

1

Where can expats buy in Abu Dhabi?

Unlike Dubai where freehold ownership is available across many areas, Abu Dhabi restricts expat freehold ownership to designated investment zones administered by ADREC (Abu Dhabi Real Estate Centre). The key zones are: Saadiyat Island, Yas Island, Reem Island, Al Raha Beach, Masdar City, and Jubail Island. Within these zones, expatriates enjoy 100% freehold ownership with the same legal protections as nationals. Properties outside these zones are only available to UAE and GCC nationals. Banks will only finance properties in ADREC-approved zones.

How Abu Dhabi mortgage rates compare

Abu Dhabi mortgage rates are largely in line with Dubai rates — the UAE Central Bank's monetary policy applies nationally. However, not every UAE bank has the same appetite for Abu Dhabi properties. Banks with a strong Abu Dhabi presence — including First Abu Dhabi Bank (FAB), Abu Dhabi Commercial Bank (ADCB), and Abu Dhabi Islamic Bank (ADIB) — tend to offer the most competitive terms for capital properties. Loanex has established relationships with all major Abu Dhabi lenders and can match you to the bank with the best rate for your specific property and profile.

Islamic vs conventional mortgage in Abu Dhabi

Abu Dhabi has a high proportion of Islamic mortgage products (Murabaha and Ijara structures) reflecting the emirate's culture. Islamic mortgages are Sharia-compliant: instead of charging interest, the bank buys the property and sells it to you at a fixed profit margin (Murabaha), or leases it to you with a purchase option (Ijara). Financially, the total cost is often comparable to conventional mortgages. If you prefer an Islamic structure, Loanex will specifically compare ADIB, Abu Dhabi Islamic Finance, and Islamic windows of conventional banks.
